How to use this APR calculator

Pick the tab that matches your loan. Both tabs compute the same thing: the true annual percentage rate once fees are included.

  • General loan - For personal, auto, and student loans. Enter the amount, term, rate, and fees, then choose whether each fee is paid upfront or rolled into the balance.
  • Mortgage - For home loans. Add price, down payment, loan fees, discount points, and PMI. The calculator folds them into the APR.

Compare the real APR with the stated rate. The difference is what the fees add to your borrowing cost, and it is the number worth negotiating.

Why APR matters more than the rate

Two lenders can quote the same interest rate and charge very different fees. One may have $500 in costs and another $5,000. The rate cannot tell them apart; the APR can.

Federal law requires lenders to disclose APR on consumer loan offers, which gives you a standard number to compare across lenders and fee structures. A lower rate with heavy fees can cost more than a slightly higher rate with none.

Fixed APR vs. variable APR

  • Fixed APR - The rate stays the same for the life of the loan. Predictable payments, no surprises.
  • Variable APR - The rate moves with an index, usually starting lower and adjusting later. This calculator can only estimate it from the initial rate.

Frequently asked questions

What fees are typically included in APR?

Origination fees, application fees, discount points, and other prepaid finance charges. Costs that are not part of the loan, such as a home appraisal paid to a third party or optional inspection fees, usually fall outside the APR calculation.

What is the difference between APR and APY?

APR measures the cost of borrowing and ignores compounding, while APY measures the yield on savings and includes it. For a loan, APR is the number to compare between offers. For an account that pays you interest, APY is the better comparison.

Does a lower APR always mean a better deal?

Not automatically. A lower APR is cheaper if the terms are otherwise equal, but a shorter loan can carry a higher APR and still cost less overall. Compare APR alongside total payments, the monthly payment, and how long you plan to keep the loan.

What are discount points and how do they affect APR?

Points are an upfront fee paid to reduce the interest rate. They raise the APR at first because the cost arrives at closing, but they can lower total cost if you keep the loan long enough. The break-even depends on the monthly savings versus the point cost.

Why is the APR higher than my interest rate?

Fees are the gap. You receive less cash than the face value of the loan or pay costs at closing, yet you repay the full balance plus interest. Spread that extra cost across the term and the effective annual rate rises above the quoted note rate.
